State of art courts take form in Caenarfon

WORK has begun on a major new state of the art courts building in Caernarfon ñ thanks to the hard work of local lawyers, Brabners Chaffe Street.

The Lord Chancellor, Lord Falconer, cut the ceremonial first sod at the site of the Criminal Justice Centre in Caernarfon, North Wales, last week.

But he was only able to do so after lawyers at Liverpool-based Brabners Chaffe Street finalised a very complicated legal deal on behalf of private developer Cityheart Ltd.

Chester based Cityheart won, against stiff opposition, a competitive tender to develop the £15 million courts building, which will then be leased to Her Majesty`s Court Service on a 25 year lease.

But before work could begin, a team of lawyers at Brabners, led by Partner Jeff Gillbanks, had to complete a complex deal in order to secure forward funding of the whole project.

Speaking after the deal was completed, Mr Gillbanks said: `There is no doubt this was a complicated deal.

`But with the hard work, skill and determination both of our team, which was made up of members from several different departments, and Cityheart Limited, the project completed on time.î

When complete, the 4,000 sq m building will house a Magistrate`s Court, two Crown Courts and one Youth Court. There will also be a Welsh language unit and a range of administration facilities.

Hard and soft landscaping will compliment the building, which has been designed to achieve a BREEAM Excellent rating.

Mark McNamee, of Cityheart Ltd, added: `This is a very exciting development which will represent the highest standards of sustainable development when it is complete.

`It was a very tricky deal to pull together before work could begin, but we got a great service from Brabners Chaffe Street and were delighted that Lord Falconer was able to set work rolling by cutting the first sod.î
